Material Selection
Pavers, natural stone, and brick carry different price points and different lifespans, and we lay out the trade-offs honestly rather than steering you to whatever is easiest to install. Premium stone — marble, travertine, porcelain — demands more precise bedding and joint work, which is part of the cost and all of the reason it looks the way it does.
Land Preparation
Uneven ground, slopes, or existing drainage problems mean grading and base work before anything pretty happens. It is also the part that determines whether the patio lasts, so it is the last place to economize. On a level, well-drained lot this shrinks; on a sloped lot it is the majority of the job.
Design Complexity
Intricate patterns, curves, and borders take more craftsman time than a simple field. A herringbone field with a contrasting soldier course reads as finished and costs more in labor than material — worth knowing so you can spend the budget where it shows.

Base Never Compacted Properly
Central Florida's sandy soil has to be excavated past the organic layer and compacted in disciplined layers. Skipping it produces sinking within a year or two of normal use — and when we lift a failing patio, the pavers themselves are almost always reusable.
Water Pitched the Wrong Way
Grade is permanent once the surface is down. A patio pitched toward the house, or flat enough that water ponds on it, will collect standing water after every summer downpour and pull the joint sand out of the low areas.
Edge Restraints Missing
Without restraints the perimeter rows lean outward and separate from the main footprint, and the joint sand escapes with them. Failure works inward from the edges, which is why tired patios look worst at their borders first.
Oak Roots Left in the Footprint
Mature roots lift and separate anything above them and keep doing it. They have to be cut back and managed as part of the build; laying over them puts the same heaving on a new schedule.
Joints Left Unstabilized
Compacted polymeric joint sand is what makes the field act as one interlocking surface. Without it every unit is free to rock, weeds take the open joints, and the field loosens from the day it is handed over.

The consultation happens on site, with samples, because grade and access set the real scope. We look at how you want to use the space — dining, lounging, a fire feature, a path through to the pool — and size and place the patio around that rather than around a standard rectangle.
