A Written Process

Who plans drainage, who handles HOA approvals, when materials arrive, what the walkthrough covers. A contractor who can answer these specifically has done the work before. One who cannot is improvising on your lot.

A Specific Warranty

Site-Visit Quotes

A real quote requires walking the site, because grade, access, and drainage set the scope — not square footage alone. A price quoted over the phone is a number that will change, and the change will not be in your favor.

Ask what the base section is and how it will be compacted. This is the single largest determinant of how long the surface lasts and the easiest place to cut cost invisibly. A bidder who will not put it in writing is telling you something.
