Paver Sealing

Paver sealing is the application of a protective coating over an installed paver surface to guard against staining, fading, and moisture intrusion, and to help lock joint sand in place. Sealers come in film-forming and penetrating formulas, and most manufacturers recommend resealing every few years rather than treating it as a one-time step.

Why This Matters to You

Sealing is maintenance, not a one-time finishing touch — skipping the resealing schedule is why some sealed driveways look faded and unprotected again within just a few years.

How often do pavers actually need to be resealed?

Most sealers hold up for two to three years under Central Florida's sun and rain before their protection meaningfully fades, though heavy-traffic driveways and pool decks with constant chlorine and UV exposure often need it sooner than a low-traffic walkway. The honest signal to reseal is water no longer beading on the surface — once it starts soaking in instead, the coating has worn through.

Film-forming or penetrating sealer — which is right for my pavers?

Film-forming sealers sit on top of the paver and add a wet-look sheen, which shows off color and detail but can look uneven if applied unevenly. Penetrating sealers soak into the material and leave a natural, matte finish that's more forgiving of application inconsistencies. The right choice depends on the look you want and the paver material — natural stone and film sealers don't always pair well.

What happens if pavers are sealed without being properly cleaned first?

Sealing over dirt, algae, or existing stains locks them in permanently rather than protecting a clean surface — the coating traps whatever was on the paver at the time. This is the single most common cause of a sealing job that looks patchy or discolored almost immediately, and it's why deep cleaning and full drying time have to come before the sealer, not after.
